Why do so many prefab buildings fail after arriving in Indonesia?

Most prefab projects in Indonesia start in a very familiar way.
Buyers compare suppliers, look at drawings and specifications, negotiate the price, and place the order. At that point, everything usually feels under control.
But a few months after installation, reality often tells a different story:
  • Roof leaks appear during heavy rain
  • Rust shows up earlier than expected in coastal areas
  • Indoor temperatures become harder to control, even with insulation
  • Maintenance costs start to rise quietly
And then the question comes up again and again:
“How did this happen if the supplier said the quality was fine?”
In our experience, this is rarely a pure manufacturing issue. It is usually a mismatch between the product and the environment it is put into.

Indonesia Is Not a “Standard Market” for Prefab Buildings

One thing we’ve learned from working in Indonesia is that it is much more demanding than many overseas suppliers initially assume.
  • It is hot and humid almost all year
  • Rainfall is heavy and often sudden
  • Many projects are close to the coast or industrial zones, where salt corrosion is a real issue
  • Wind conditions also vary a lot by region
None of these are extreme individually, but together they shape how a building behaves over time.
What we see most often are three recurring issues:
  1. Insulation performance degradation
  2. Slow-onset coastal corrosion
  3. Detail-driven water damage

The Real Mistake: Assuming Prefab Is a Universal Product

A lot of procurement decisions are still made with one assumption: aprefab buildingis a standardized product.
But in reality, it is not.
A structure designed for a dry or temperate climate will behave very differently in a tropical environment like Indonesia.
Some projects run smoothly for years. Others start showing issues within months.The difference is usually not price.It is whether the building was designed with the local environment in mind from the beginning.

What “Fit for Indonesia” Actually Means in Practice

In practice, adapting a building for Indonesia is not about changing everything. It is about getting a few critical things right:
  • Making sure waterproofing can handle prolonged heavy rain
  • Choosing materials that can resist long-term humidity
  • Strengthening corrosion protection in exposed areas
  • Adjusting insulation for tropical conditions
  • Thinking beyond installation, into full lifecycle performance
At that point, the question quietly shifts.Not “how much does it cost to build this?”but “how long will this still perform properly after it is in use?”
That second question is usually the one that matters more in the long run.

Final Thought

Many suppliers can deliver prefab buildings.Fewer can design them for real operating conditions in Indonesia.
And that difference is not something you can fully see in drawings or quotations. It only becomes obvious after time, weather, and usage start doing their work.
